A freehold corner semi-detached home in Mayflower Gardens in District 20 will be on the block at Knight Frank’s upcoming property sell-off on Sept 18. The property, positioned along Mayflower Drive, takes up an acreage of 4,872 sq ft and has a guide price of $6.68 million. This converts to $1,371 psf on the land area.
Mayflower Gardens is a low-density property estate making up semi-detached, balcony, and detached houses inside the Ang Mo Kio planning location. It is a five-minute stroll from Mayflower MRT Stop on the Thomson-East Coast Line, whilst Mayflower Market and Food Centre stand just around the corner. Some other close-by features include the Kebun Baru Community Club along with mall AMK Center and Jubilee Square.
According to Sharon Lee, head of auction and transactions at Knight Frank Singapore, the real property is perfect for addition and modification works or redevelopment. Under the 2019 URA Master Plan, the land is zoned for three-storey mixed landed real estate. “Given that the majority of adjoining houses have added an extra floor by succeeding owners, potential purchasers may also have the choice to carry out the same,” she includes.
An owner’s sale, this is the 2nd time that the building are going to be offered at a Knight Frank auction. The same property had formerly gone under the hammer with a higher guide rate of $7 million ($1,436 psf) on Aug 21.
The house has a built-up area of 3,500 sq ft extending 2 storeys and features a broad frontage of roughly 50 m. The first level of the five-bedroom residence makes up a living hall, a dining hall, a granny’s bedroom with a connected toilet, and a backyard garden spot. The remaining bedrooms occupy the 2nd level of the house, each sizable enough to accommodate a king-sized bed, states Lee.
Lee believes the real estate will produce attention from families with school-going young children, provided the home’s distance to Ang Mo Kio Primary School, CHIJ St Nicholas Girls’ School and Ai Tong School. A number of parks and nature reserves are in addition throughout a brief driving proximity, including Bishan-Ang Mo Kio Park, Ang Mo Kio Town Garden West and Windsor Park.
