CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park

The project is going to consist of two 24-storey high rises with a mix of two- to four-bedroom units of 635 to 1,647 sq ft. The condo also features a two-storey basement carpark with 240 lots. Each of the residence towers are going to be created in a dual-point block design with landscaped sky balconies on each storey. According to CapitaLand, this architecture adopts an aesthetically fenceless design that boosts natural air flow and brightness.

“LyndenWoods is an essential breakthrough in the progressing change journey of Singapore Science Park. CapitaLand Property development’s initial residential property development inside Singapore Science Park shows our concept to rejuvenate the area into a dynamic, mixed-use innovation cluster,” states Ronald Tay, CEO of CapitaLand Development (Singapore).

LyndenWoods is a five-minute walk to Kent Ridge MRT terminal on the Circle Line (CCL), that is one stop far from one-north, and two terminals away from Buona Vista Interchange on the CCL and East-West Line. The area around LyndenWoods is even supported by bettered pedestrian and cyclist infrastructure.

Notable property developments in the vicinity of LyndenWoods include National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Close-by schools and educational institutions include Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.

The sales gallery is located beside 7 Science Park and the development is projected to release for sale on July 12.

CapitaLand Development, the real estate development arm of CapitaLand Group, is readied to preview the 343-unit LyndenWoods, the very first private residential development in a revived Singapore Science Park, on Saturday June 28.

LyndenWoods sits on a 124,352 sq ft site that was previously inhabited by the Defence Science and Technology Agency from 2000 to 2018, after which that structure was demolished in 2020. CapitaLand Development efficiently put on rezone the plot from business park to non commercial.

Two-bedroom units and two-bedroom plus study units comprise about 65% of the overall unit mix, with 137 units of regular two-bedders extending from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.

Homeowner facilities include a co-working lounge, a 50m infinity lap pool, a recreational tennis court, a pickleball court, a devoted pet’s park, and the Lynden Club– a resident clubhouse with a gym, social lobby, and function room.

CapitaLand Development’s most recent residential property addresses increasing demand for well-located, high-quality real estate and exemplifies how integrated urban areas can provide both future-ready liveability and enduring investment worth, says Tay.

This biophilic architectural design represents the project’s proximity to close-by green areas such as Kent Ridge Park and the Southern Ridges. LyndenWoods is even expected to attain the BCA Green Mark Platinum certification.

The open of LyndenWoods comes immediately after CapitaLand finishes the redevelopment of Geneo, an integrated development featuring 5 Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods are going to take advantage of the brand-new amenities, F&B options, and placemaking activities arranged by CapitaLand at Geneo, that neighbors the upcoming apartment.

Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, together with 46 units of three-bedroom + Guest (premium) type condos of 1,292 sq ft. Just one pile consisting of 23 units of four-bedroom (premium) units of 1,647 sq ft is available.
